All HVAC problems are serviced by FMC air-conditioning and refrigeration mechanics. These mechanics also service refrigerators and freezers. Any problems with hoods or exhaust fans are handled by these mechanics. Again, the work is done on an IDT.
Central air-conditioning problems (room too hot or too cold) are handled by Systems Operations (extension 2240 or 2247) or by service call.
Facilities Management and Construction provides for all signage needs. FMC provides building signs conforming to established design and color as a service for each academic building. Generally, these signs are limited to one per building.
FMC will provide and install room numbers on the walls adjacent to a door; however, signs, door nameplates, office identification signs, and message signs needs are billed by IDT. All requests should be submitted to the Facilities Management and Construction office (Box 322) or extension 2250.
In the interest of assuring safe and proper utilization of equipment procured through the Purchasing Department, FMC should be contacted in advance regarding adequacy of electrical current and availability of utilities.
In the selection of equipment, the following principles controlling electrical characteristics should be observed:
Electricians are available for installation of additional outlets, switches, and to replace light fixtures, or to repair minor equipment for labs, and installing fan hoods. These are all done by service calls and billed on an IDT.
The changing of burned out light bulbs and general repairs and maintenance of the electrical system in the building are done as service calls. Anyone who notices an electrical problem should report the problem to FMC (extension 2250 or e-mail to “ServiceCall”).
Back to topAll the classroom furniture is maintained by FMC. Office furniture is the responsibility of the each department. Office furniture repairs can be requested by “ServiceCall.” Modular furniture is a specialty item and will require the service of an outside contractor.
Facilities Management and Construction maintains all classrooms. The service includes painting, lighting, cleaning blackboards, removal of refuse, damp mopping, desk cleaning, and vacuuming of floors, and chairs.
Although these services are rendered without requests, anyone who notices a problem in the above mentioned areas should notify FMC (extension 2250) or by entering a Work Request.
For classroom audiovisual and computer equipment repairs contact University Computing and Telecommunications (extension 2828).
The moving of furniture, equipment, or records from one office to another, or one building to another requires the submission of a Work Request from the department initiating the move. FMC will provide the necessary labor and transportation. If an outside contractor is required, an IDT must also be submitted to cover the cost. The requesting department is responsible for having all items suitably packed prior to movement. Although every effort will be made to assure safe handling, all damages and losses are the risk of the requesting department(s).
Request for lock changes or rekeying of existing cylinders in office areas must be directed to the Campus Police Department access control technician (extension 2222) or email to “Locksmith - University of Houston - Clear Lake.” FMC repairs door hardware (frames, knobs, handles, etc).
General plumbing services to include unstopping of drains, toilets, and sinks, stopping water/gas leaks, water fountains, etc. is done by FMC.
The plumbing mechanic also installs plumbing fixtures and necessary piping for lab equipment. Safety equipment such as eye wash stations and safety showers are usually ordered through the Environmental Health and Safety Office (extension 2106).
Back to topGeneral repairs of the interior and exterior structures of UHCL facilities are done on a scheduled basis. Specific departmental requests require an IDT; this includes fabrication of bulletin boards. All remodeling, renovation, or construction projects require an IDT.
Painting in public areas and classrooms is the responsibility of FMC. This is accomplished as funds and labor is available. The painting of office areas, laboratories, etc, is done by Work Request and billed by IDT.
Classrooms, offices, halls, entrances, restrooms, stairs, and public areas are cleaned daily; some of these areas are cleaned several times per day.
Custodial operations begin at 5:00 AM and end at 1:30 AM Monday through Thursday and 5:00 AM to 10:00 PM on Friday. Windows, light fixtures, walls, etc., are also done periodically (usually during spring break, or between semesters). All other requests (to include emergency cleanup) for custodial services are done by calling the FMC custodial office (extension 2239) or through entering a Work Request.
Custodians touch and maintain every square inch of our facilities on a regular basis except for the following:
Custodial support is required during and after every special event. Special events included performances, seminars, luncheons, trade shows, weddings, etc. All the facilities used must be cleaned upon completion of each event. Custodial support for special events must be requested in advance by submitting a facilities request form to the FMC Facilities Scheduling Office (extension 2198).
Back to topThis department provides routine maintenance of the exterior campus infrastructure including daily landscape maintenance and irrigation, litter removal, and animal, weed, and insect control. Seasonal duties include power washing of sidewalks and buildings, storm damage cleanup, parking lot and roadway asphalt patching, event set-up, and clean-up activities.
Various emergency repairs are performed on an as needed basis for tree removal, major exterior water line breakage, and pest control services.
Service requests for interior pest control service as well as any other landscape maintenance related services are done by entering a Work Request.
For any emergencies requiring immediate attention, call FMC (extension 2250).
During working hours all passenger and freight elevator malfunctions are to be reported to FMC (extension 2250). After normal working hours call the Police Department at extension 2222.
The fire safety systems are the responsibility of FMC and Environmental Health and Safety. This includes maintenance of fire extinguishers, cabinets, sprinkler systems, and alarm system devices. The Office of Environmental Health and Safety (extension 2106) inspects and maintains fire extinguishers.
Back to topInformation and publicity posters for University of Houston - Clear Lake should be displayed on building bulletin boards only; these are located throughout each floor and by each classroom. Because of safety considerations and resulting damages to painted surfaces, notices will not be placed on glass panels, doors, or walls.
The following actions are specifically prohibited:
All items to be posted must be approved by Student Life (extension 2560); this approval is good for 30 days. Student Life will designate the appropriate bulletin boards to be used. It is the responsibility of the posting individual, organization, and/or department to remove posters or notices. Custodial services may be used to remove materials, and all labor costs may be charged to the appropriate group.
The Office of Environmental Health and Safety is responsible for supervising the safe handling and disposal of all hazardous wastes and materials. Proper disposal of all hazardous waste must be coordinated with the Office of Environmental Health and Safety (extension 2106). The following is prohibited:
FMC will assist in the disposal of hazardous waste under the supervision of the Office of Environmental Health and Safety.
FMC keeps dumpsters on the premises and disposes of normal refuse daily. This is a university-wide contracted service. All the waste receptacles located throughout University of Houston - Clear Lake facilities and grounds are emptied daily.
FMC will position refuse containers for special events on an IDT basis.
FMC Automotive Services recycles battery cores, tires, oils, and metals on a regular basis.
The University of Houston - Clear Lake’s recycling program is a joint effort between FMC and EIH (Environmental Institute of Houston) extension 3950.
Paper, plastic, and aluminum collection points are located within each building. FMC collects these resources periodically (daily, weekly, or bi-monthly basis). EIH provides program awareness and student involvement.
Back to topAll pest control (roaches, ants, termites, animals, etc) is provided by FMC. This is requested by entering a Work Request.
Anyone requiring access to the roof of any building must contact FMC (extension 2250). This is necessary because of the manufacture’s warranty involved, the potential damage to the building and contents caused by leaks from roof damage, and the potential for personal injury due to accidents. Additionally, movie cameras, television antennas, or other equipment supported by tripods or stands may not be placed on any roof without the authorization of FMC.
Shutdown notices are distributed through campus mail whenever any service to any building is going to be interrupted. These notices are issued 72 hours in advance of the disruption in order for personnel to make preparations.
Emergency shutdown notices are issued whenever the advance warning is less than 24 hours.
A file of campus maps and building plans is maintained in FMC. Prints may be obtained for a nominal fee by contacting the Director for Interior Design, Space Planning, and Contract Administration (extension 2250).
FMC is responsible for all scheduled maintenance, and emergency service of the University of Houston - Clear Lake vehicles. The FMC automotive shop (extension 2246) is open Monday through Friday 8:00 AM to 4:30 PM. Summer schedule varies slightly (Monday through Thursday 7:30 AM to 5:00 PM and Fridays 8:00 AM to noon).
All facilities to include classrooms, conference rooms, common areas, and grounds are managed by the FMC Scheduling Department (extension 2200). The request for facilities is done on a Facilities Request Form. Community and/or private events will require custodial and/or grounds support. The requester (user) is responsible for all damages caused to any facility, its components, and/or campus grounds.
